Yes. All JH Apex Capital loans are structured as business purpose loans for investment or commercial properties. We do not originate loans for primary residential use. Eligible property types include residential investment properties, multifamily, mixed-use, commercial real estate, and ground-up construction projects.

A bridge loan is short-term financing designed to bridge the gap between an immediate capital need and a long-term financing solution. Bridge loans are ideal when you need to close quickly on an acquisition, need time to stabilize a property before refinancing, or are waiting for a longer-term loan to be approved. Typical terms range from 6 to 24 months with interest-only payments.
A DSCR loan qualifies borrowers based on the rental income of the property rather than personal income or employment history. If the property generates enough cash flow to cover its debt obligations, you can qualify. This is ideal for self-employed investors, those with complex income structures, or investors scaling a rental portfolio without the constraints of conventional underwriting.
The Process
Our process is straightforward and built for speed. Step 1: Submit your application. Step 2: Pre-qualification within 24 to 48 hours. Step 3: Receive your term sheet. Step 4: Complete due diligence. Step 5: Close and fund, often within 7 to 14 business days.
Most loans close within 7 to 14 business days from receipt of a complete application and supporting documents. In some cases, we are able to close in as few as 5 business days when all parties are aligned and documentation is complete.
Qualifying for a Loan
No. JH Apex Capital focuses primarily on the asset value and deal strength rather than credit score alone. Borrowers with less-than-perfect credit can still qualify based on the property's value, the strength of the deal, and the borrower's overall experience.
Yes. We work with investors at all experience levels, including first-time borrowers. New investors may be required to provide a slightly larger down payment or a more detailed exit strategy.
Rates, Fees & Terms
Interest rates vary based on loan type, LTV, property condition, borrower experience, and market conditions. Rates for short-term bridge and fix and flip loans typically range from 9.99% to 13.99% per annum.
Prepayment terms vary by loan program. Short-term bridge and fix and flip loans generally do not carry prepayment penalties, allowing you to pay off the loan early as soon as your project sells or refinances.
